Plan & Spec

Plan-and-spec commercial construction from architect-prepared drawings, with McDowell Construction focused on quality, budget control and coordination.

Construction from your plans and specifications

McDowell Construction provides plan-and-spec construction for commercial owners and developers across the Eastern United States. With this delivery method, architect-prepared drawings and specifications establish the basis for the construction scope. McDowell coordinates the contracted building work, with attention to quality, budget and schedule.

This approach can serve owners who already have a design team and want a general contractor to carry the construction work into the field. McDowell's commercial experience includes new buildings as well as additions and renovations.

Defining and coordinating the work

A clear scope starts with the available drawings, specifications and project requirements. The design's stage of completion, site conditions, owner-supplied items and any work assigned to other contractors all matter when establishing what is included.

During construction, McDowell coordinates its trade partners and the contracted work. Questions that affect design intent require coordination with the project's design team, while changes to scope need clear communication about their effect on cost and timing. Design responsibilities and construction responsibilities remain defined by the project agreements.

Completed plan-and-spec projects

At Extra Space Storage in North Myrtle Beach, South Carolina, McDowell built a three-story, 130,000-square-foot climate-controlled facility. The building used cold-formed metal framing, concrete decks on the second and third floors, and an EIFS exterior with brick and glass. Site work, landscaping and supply of the building were outside McDowell's contract.

For Horry County Fire Station 1 in Socastee, South Carolina, McDowell served as prime contractor for a 4,000-square-foot addition and restoration.

In Naples, Florida, McDowell served as prime contractor for a new 2,500-square-foot Verizon Cellular Sales Center, a ground-up retail project.

Questions about plan-and-spec construction

What should I provide for an initial discussion?

Share the available drawings and specifications, project location, design status and desired schedule. Identify owner-supplied materials and work that other parties will handle.

Can plan and spec be used for an existing building?

Yes. McDowell's Socastee fire station project is a completed example involving an addition and restoration.

What if the plans are not ready for construction?

Preconstruction and project feasibility services can support earlier planning through conceptual estimates, budgeting and coordination.
