Preparing the ground for the building
Site work is everything outside the building that makes it usable: clearing and grading, utilities, stormwater systems, paving, curbs, drive aisles, parking and landscaping. McDowell Construction handles site work on new commercial sites and on redevelopments where an existing property is being reworked around active businesses.
Industrial and large sites
For L&W Supply in Myrtle Beach, site development on a seven-acre property included new utilities, three acres of paved laydown yard and a three-car rail spur.
For ABC Supply in Jacksonville, North Carolina, site work on the 24-acre property accompanied a 50,000-square-foot upfit.
Shopping centers and active sites
At Eastgate Shopping Center in Chapel Hill, an underground stormwater retention system, culvert cleaning, a sewer line replacement, asphalt paving and sealcoating were completed while the center stayed open.
At Starbucks in Athens, Georgia, heavy civil work replaced a small park, trees, parking and drive aisles to make room for a drive-through, followed by site remediation and landscaping, with traffic control keeping the neighboring tenant open.
At Five Below in Evans, Georgia, part of the Mullins Crossing redevelopment, site and utility upgrades and landscaping were part of splitting one building into three tenant spaces.
Questions about site work
Can site work be done while a property stays open?
Often, yes. Several of the projects above were completed around operating businesses, using phasing, traffic control and site security.
Is site work always included in a construction contract?
Not automatically. Site work, utilities and landscaping should be spelled out in the project agreement.
